Lead Our Facilities Team at RISE Vols | $75,000 + Quarterly Bonuses
Location: Knoxville, TN
Salary: $75,000 + Quarterly Bonuses (up to 15% of your salary) Paid Time Off - 3 weeks of accrued vacation, plus sick time, floating holiday, and service time off

From vendor selection to emergency response coordination, you'll take ownership of all facilities operations and help launch a new student housing community from the ground up. Key Responsibilities:

- Oversee all property maintenance operations across three new construction buildings
- Lead a team of 5-6 Maintenance Technicians, 2 Studio Supervisors, and 16 Housekeepers
- Coordinate vendor relationships, walk and punch units, and manage unit acceptance from construction
- Partner with the GM on budgeting and high-level decision-making
- Prioritize and assign work orders, ensuring timely completion and resident satisfaction
- Take the lead on after-hours emergencies, building an on-call rotation for your techs
- Travel for onboarding and culture training with senior leadership (Jacksonville, FL, 2-3 days)
- Develop and implement systems for preventive maintenance, inventory, and daily operations
- Experience: Minimum 2 years as a Maintenance Supervisor or higher
- Leadership: Proven ability to manage large, diverse teams with confidence and patience
- Technical Knowledge: Familiarity with new construction, unit walks, punch lists, and vendor management
- Skills: Strong communicator, confident under pressure, and a master of prioritization
- Mindset: Proactive, results-driven, and solutions-oriented
- Extras: Valid driver's license and active EPA certification required (no pool = no CPO needed)
