Job Summary
The Leasing Coordinator is responsible for supporting Second Avenue's leasing activities throughout the US by vetting incoming leads through timely contact via phone, email, and SMS texting. Leasing Coordinators introduce prospects to Second Avenue, assist with prequalifying and gather basic information about their housing needs, including rental budget, preferred home size, and location. Additional duties include prioritizing leads based on move-in dates, conducting preliminary reviews of available inventory, and referring qualified leads to the appropriate Leasing Managers. The Leasing Coordinator also nurtures and follows up on leads to ensure that all prospects receive consistent communication and attention, and that any updates regarding housing needs or move-in timelines are recorded and acted upon. Through these coordination efforts, the Leasing Coordinator aims to make initial contact with prospects within 24 hours or less, contributing to the efficiency and success of Second Avenue's leasing operations. This position operates in Second Avenue's Miami Contact Center
Duties and Responsibilities
- Pursue and follow up on telephone, email and text communication, documenting all activity consistently in the system to create leads that can be further followed up by the Leasing Team.
- Assist in prequalifying leads before referring them to markets, answering preliminary questions, and escalating more complex inquiries to Leasing Managers as needed.
- Communicate with prospects using a multi-touch approach (calls, emails, SMS) to nurture and qualify leads, prioritizing them based on upcoming move-in dates and available inventory.
- Support prospects with remote tours and address access issues as appropriate, escalating to Leasing Managers when necessary.
- Coordinate with Leasing Managers on application questions or issues raised by prospects, ensuring these inquiries are resolved promptly.
- Convey enthusiasm and professionalism when working with prospects, guiding them through the leasing process and addressing any concerns.
- Build relationships with clients through Second Avenue's proprietary lead capture and distribution system.
- Collaborate closely with Leasing Managers during the leasing process, ensuring appropriate referrals and deferrals of issues to licensed resources.
- Meet the daily outbound call requirement set by leadership for lead follow-ups.
- Maintain the individual minimum incoming call ratio set by leadership.
- Assist applicants with the application process and provide updates on application status promptly.
- Maintain consistent communication with Second Avenue's Application and Onboarding teams to ensure a seamless applicant experience.
Qualifications
- High school diploma required, Associates college degree or above preferred.
- Bilingual in English and Spanish is preferred.
- Must reside within a 15-mile radius of the downtown Miami area.
- Ability to work onsite with flexibility for remote work from home days based on business needs.
- Willingness to work certain weekends as required.
- Excellent interpersonal and communication skills.
- Strong organizational skills and attention to detail.
- Ability to handle a high volume of leads and multitask effectively.
- Experience in leasing, sales, or contact center environments is a plus.
- Proficiency with technology, including CRM software and other systems.
- Customer service skills with a focus on problem-solving and relationship-building.
Education and Experience
- Minimum high school diploma required.
- Basic knowledge of the Housing Choice Voucher Program is preferred.
- Foundational understanding of property management principles is preferred.
