Position Overview
The Associate, Development Coordinator - Build-To-Rent (BTR) is responsible for organizing, preparing, coordinating, and managing the monthly development draw package process for multiple ground-up build-to-rent projects nationwide, on a monthly or bi-weekly basis. The Development Coordinator reports to the Director, Development - BTR and collaborates closely with members of the BTR Development, Accounting, and Construction teams, as well as with external stakeholders.
What You Will Do
- Prepare monthly draw packages, gather and review all relevant information from external parties, including invoices and contracts, to generate reports and correspondence.
- Manage the internal review and approval workflow to deliver draw packages to equity and debt partners, and assist with responses to questions prior to funding.
- Create and maintain electronic project files in accordance with filing procedures.
- Review contracts and prepare template agreements in coordination with Legal and Development Managers.
- Process final contracts for execution and track approval progress.
- Review Certificates of Insurance from consultants to ensure compliance with contractual insurance requirements.
- Schedule and organize meetings. Prepare documents for meetings, including but not limited to agendas, meeting decks, and documents for distribution, and coordinate site visits.
- Attend team meetings, create and distribute meeting minutes, and monitor the follow-up of action items to completion.
- Assist with or prepare development schedules, and monitor and adjust schedules in coordination with Development Managers.
- Assist with or prepare project budgets, including real estate, financing, soft costs, hard costs, and FF&E.
- Assist with the preparation of cash flow estimates and commitment schedules.
- Stay abreast of project details and scope changes; monitor and expedite the flow of information, such as requests for information and submittals.
- Develop or assist with the enhancement of project quality control and reporting systems. Focus on increasing levels of detail for Executive Summary to Detailed Analysis, covering Status, Cost, Schedule, and Open Items for the platform projects.
- Occasional travel may be necessary as needed

Ideally, you'll have
- Bachelor's degree in Business, Accounting, Finance, Real Estate, Construction Management, or Engineering.
- At least 3 years of experience in AEC accounting, finance, or construction project management.
- Demonstrates a high level of professionalism.
- Exhibits strong communication skills, including listening, speaking, and writing.
- Maintains excellent organizational and time management skills.
- Displays a sense of urgency and commitment to follow-through.
- Shows a strong interest in working in the real estate development and/or construction industries.
