Position Summary
The Assumptions Specialist plays an important role in the organization by performing a variety of activities directly related to the organization’s assumption operations. The role is responsible for processing assumptions applications when changes in property ownership occur. The Assumptions Specialist also creates new Loan Assumption Agreements and follows through with closing procedures.
Essential Functions
- Receive assumption request applications and prepare preliminary paperwork.
- Inspect file documents to ensure completeness.
- Forward assumption applications to Underwriting for approval.
- Process additions and removals of borrowers from deeds when changes occur, and verify receipt of supporting documentation for deed transfers.
- Prepare correspondence using templates to request missing document(s), confirm receipt of information, etc.
- Process deed transfers, send notice to the applicant of approval or denial and update HMDA Report.
- Send new Loan Assumption Agreements to be recorded upon assumption.
- Follow procedures to ensure compliance with internal business standards and applicable federal, state, local or other regulatory disclosures and requirements.
- Provide support as needed with audits and to department members.
- Answering Assumptions Email box and Assumptions Department phone line.
- Scanning documents to loan file in Blitz
- Perform other duties as assigned.
Qualifications
- High school diploma or equivalent required; some college courses/technical training preferred, as well as two or more years total back office financial services industry experience required, preferably in mortgage loan processing.
- General knowledge of overall mortgage lending process, documents and terminology.
- Prior work experience in consumer relations/customer service positions requiring excellent verbal and written communication skills is preferred.
- Highly organized and detail oriented; ability to work in a fast-paced, deadline-driven environment required.
- Basic math skills required.
- Proficiency with data entry, Microsoft Word, Excel and Outlook required.
- Familiar with basic internet searches.
- 10-key by touch strongly preferred.
- Familiarity with document retention software; Blitzdoc preferred.
Supervision
- Depending on experience, close to moderate supervision
- Low level of independent judgment and discretion used in decision-making
- Escalate complex issues for advice and resolution
- Follow procedures, company policy, investor guidelines and state regulations to consistently execute core job responsibilities

Targeted Salary Range: $20/hr to $25/hr
Compensation at Guild is influenced by a wide array of factors including but not limited to local and federal minimum wage requirements, education, level of experience, and applicant’s geographical location.
